Rent arrears policy and procedures to ensure that rent is paid in on time and in advance.

Monthly Statements

Rent is distributed to owners at the end of each month or twice monthly if required. We can pay all rates e.g. council, SA Water, emergency services levy, land tax, strata levies and insurances.

Each month you will receive a detailed statement of your income and expenditure. An annual statement is provided at the end of each financial year in an easy to read format for you and your accountant.

Maintenance/Repairs

Tenants are advised at the beginning of the tenancy that they are to report all maintenance directly to our office. We are contactable after-hours for any emergency maintenance.

We have quality trades that we work with regularly to ensure work is completed to a high standard. We continually monitor and compare trades to ensure you are receiving the best value.

Lease Renewal/Rent Review

Most leases are fixed for 12 months. You will be contacted almost 3 months prior to the expiry of the lease to discuss the renewal of the lease to the existing tenants.

At this time we conduct a rent review based on a Comparative Market Analysis (CMA) to ensure you are receiving the best possible return.

End of Tenancy

If the tenants notify us that they will not be renewing the lease, we will contact you regarding the re-letting of your investment property.

We will conduct a thorough final inspection to ensure the property is left in the best possible condition before the bond is released back to the tenants.
